Last updated: May 2026. These Terms & Conditions govern your booking and stay at AarNit Retreats properties located at 442 Elizabeth Street (57th Floor) and 318 Queen Street (37th Floor), Melbourne VIC 3000, Australia.

1. Booking & Payment

All bookings are subject to availability and confirmed only upon receipt of full payment. Prices displayed on aarnit.com.au are in Australian Dollars (AUD) and include GST. By completing a booking you agree to these Terms & Conditions in full.

2. Check-in & Check-out

Check-in: 3:00 PM. Early check-in may be accommodated free of charge for direct bookings, subject to availability — please request in advance.
Check-out: 10:00 AM. Late check-out may be approved subject to availability — please request the day before departure. No additional charge applies.

3. Number of Guests

Each apartment accommodates a maximum of 8 guests. Exceeding the stated guest limit without prior approval is a breach of these Terms and may result in immediate termination of the booking without refund.

4. House Rules

• No parties or large gatherings — celebrations are welcome but organised parties are strictly prohibited
• No smoking — properties are strictly non-smoking indoors
• No pets — animals are not permitted at either property
• Quiet hours: 11:00 PM – 7:00 AM — please respect neighbouring residents
• Guests are responsible for any damage caused during their stay

5. Amenities Access

Guests have access to building amenities including pool, sauna, spa and gym. Amenities are located on Level 7 (318 Queen St) and Level 8 (442 Elizabeth St). Amenity hours and availability are subject to building management rules and may change without notice.

6. Parking

No dedicated parking is available at either property. Paid street parking and commercial car parks are available nearby. AarNit Retreats accepts no responsibility for vehicles parked in the vicinity.

7. Third-Party Services

By completing a booking you acknowledge that you may be contacted by our third-party service provider Truvi for the purposes of:

• Guest ID verification — to confirm your identity prior to check-in
• Short-stay insurance cover — to provide insurance protection during your stay

Truvi may contact you via email or SMS using the details provided at booking. Their services are subject to their own terms and privacy policy.

8. Liability

AarNit Retreats is not liable for any loss, damage, injury or inconvenience suffered by guests or their visitors during their stay, except where required by Australian consumer law. Guests stay at their own risk.

9. Marketing Communications

AarNit Retreats may use the email address and phone number you provide at booking to send you marketing communications, including newsletters, special offers, and direct booking incentives. By providing your contact details you give your express consent to receive such communications in accordance with the Spam Act 2003 (Cth).

You may withdraw consent and opt out of marketing communications at any time by:

• Clicking the Unsubscribe link included in every marketing email; or
• Emailing us at info@aarnit.com.au with "Unsubscribe" in the subject line; or
• Calling us on 0425 403 844.

Opting out of marketing communications will not affect transactional messages related to your booking (such as booking confirmations, payment receipts, check-in instructions and post-stay communications), which we are required to send as part of our service to you.

10. Data Breach Notification

In the event of an eligible data breach involving your personal information, AarNit Retreats will notify affected individuals and the Office of the Australian Information Commissioner (OAIC) in accordance with the Notifiable Data Breaches (NDB) scheme under the Privacy Act 1988 (Cth). We will take all reasonable steps to contain and remediate any breach as quickly as possible.

11. Governing Law

These Terms are governed by the laws of Victoria, Australia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Victoria.

When you make a booking we collect:

• Full name, email address and phone number
• Booking details (dates, property, number of guests)
• Payment information (processed securely via Stripe — we do not store card details)
• Special requests and communications

2. How We Use Your Information

Your information is used to:

• Process and confirm your booking
• Send booking confirmation and check-in information
• Communicate about your stay
• Meet legal and regulatory obligations
• Improve our services

3. Payment Security

All payments are processed by Stripe, a PCI-DSS compliant payment processor. Your card details are encrypted and never stored on our servers. For Stripe's privacy practices visit stripe.com/privacy.

4. Sharing Your Information

We do not sell your personal information. Your details may be shared with trusted third parties only where necessary to fulfil your booking, including:

• Stripe — for secure payment processing
• Truvi — our third-party service provider for guest ID verification and short-stay insurance cover. By completing a booking you consent to being contacted by Truvi for these purposes. Truvi's use of your information is governed by their own privacy policy.
• Property management systems used to manage your reservation
• Where required by law or regulatory authorities

5. Data Retention

We retain your booking information for a period of 7 years as required by Australian tax law, after which it is securely deleted.

6. Your Rights

7. Cookies

Our website uses minimal cookies for functional purposes only (e.g. maintaining booking session state). We do not use tracking or advertising cookies.

AarNit Retreats offers two cancellation options, selected at the time of booking. Please read carefully before completing your reservation.

1. Flexible Rate

Our standard flexible booking includes:

• Free cancellation up to 7 days before your check-in date
• Full refund if cancelled within the free cancellation window
• Cancellations made within 7 days of check-in are non-refundable
• No-shows are treated as late cancellations and are non-refundable

2. Non-Refundable Rate

Our non-refundable rate provides a 10% discount on nightly charges in exchange for the following conditions:

• The booking cannot be cancelled, modified or refunded under any circumstances
• No refund is applicable in the event of early departure
• The 10% discount applies to nightly charges only — cleaning fees and GST are not discounted
• By selecting this rate you acknowledge and accept these terms irrevocably

3. How to Cancel (Flexible Rate)

Refunds are processed back to the original payment method within 5–10 business days.

4. Modifications

Date changes and modifications are subject to availability and must be requested at least 7 days before the original check-in date. Modifications to non-refundable bookings are not permitted.

5. Force Majeure

In the event of extraordinary circumstances beyond our control (natural disasters, government-mandated lockdowns, etc.), AarNit Retreats will work with guests in good faith to provide alternative dates or credits. Refunds in such cases are at our discretion.

6. GST

All prices include GST (Goods and Services Tax) at 10%. GST is applied to both nightly charges and cleaning fees.
